Zimbabwe: Why now?
Zimbabwe is once again emerging as a beacon for forward-looking investors across Africa. Having weathered the headwinds of the 1990s and early 2000s, the country now presents a revitalized and strategic investment landscape. The government has boldly declared that Zimbabwe is open for business, catalyzing momentum through structural reforms, stabilization policies, and pro-investment legislation. Foreign investors can benefit from tailored incentive schemes—such as generous tax holidays, capital allowances, and import duty exemptions—especially when operating in specially designated economic zones. Through streamlined services via ZIDA and access to an Investor Residence Permit pathway, the state aims to simplify entry for qualified global partners. With untapped potential in tourism, and with land and resource endowments that few countries can match, Zimbabwe offers not only opportunity but a compelling case for long-term value. The journey is not without risk — macro volatility, FX constraints, and governance challenges remain real — but for those who conduct due diligence and engage strategically, Zimbabwe stands out as one of Sub-Saharan Africa’s boldest plays for the next decade.

7 Star Team's Proven Management Track Record
Vlei will be led by the exceptional team that developed and currently operates Oase by 7 Star Lodges in Hoedspruit, South Africa—a property that has achieved remarkable success in an extraordinarily challenging environment. Founders Audra and David Tucker bring unparalleled expertise to this venture, having personally visited more than 470 lodges throughout Africa before investing over R100 million ($5.5 million USD) to build Oase during the COVID-19 pandemic. Their hands-on approach extended to personally designing every aspect of the property, from individual room layouts and the complete road network to the solar power infrastructure and comprehensive water systems.
This meticulous attention to detail and unwavering commitment to excellence has produced extraordinary results. Oase, comprising seven luxury suites on a 530-hectare private reserve accommodating up to 26 guests, has earned a perfect 5.0 out of 5.0 rating on TripAdvisor from 268 reviews and holds the #1 ranking among all 17 hotels in Hoedspruit. More importantly for investors, the property's revenue has grown from zero to approximately R20 million P/A (~US$1.1 million) in just three years of operation, demonstrating the commercial viability and market appeal of the 7 Star Lodges approach.
By replicating this proven formula at Vlei, we significantly reduce execution risk while providing investors with credible, data-driven forecasts for occupancy, revenue growth, and profitability. The same team that achieved a perfect guest satisfaction rating and built a million-dollar revenue stream from scratch will now apply these lessons to create Zimbabwe's next iconic safari destination.
Location & Project Description
Zimbabwe's Premier Wildlife Destination
Hwange National Park spans an impressive 14,651 km², making it Zimbabwe's largest and most celebrated wildlife sanctuary. Home to over 100 mammal species including the legendary Big Five—lion, leopard, elephant, buffalo, and rhinoceros—Hwange offers some of the most spectacular wildlife viewing opportunities on the African continent. The park's diverse ecosystems, from teak forests to grasslands and seasonal pans, support one of Africa's largest elephant populations and provide habitat for rare species including the African wild dog.

Robust Market Fundamentals
The global safari tourism market is experiencing sustained growth, valued at approximately US$12 billion in 2025 and expanding at a healthy compound annual growth rate of around 6%. Zimbabwe has emerged as one of Africa's fastest-growing destinations, with tourism arrivals surpassing 2.5 million in 2024—a remarkable 15% increase from the previous year. This growth reflects both the country's improved political stability and its exceptional value proposition for wildlife enthusiasts seeking authentic African experiences.
Tourism now represents a significant contributor to Zimbabwe's GDP and employment, though precise figures vary by source. What's clear is the trajectory: international visitor numbers are rising steadily, supported by improved air connectivity and growing global awareness of Zimbabwe's extraordinary natural assets. Hwange National Park recorded approximately 60,000 visitors in 2014, and while updated comprehensive figures are needed, anecdotal evidence and regional trends suggest visitor numbers have grown substantially in line with Zimbabwe's broader tourism recovery.
Strategic Access & Connectivity
Victoria Falls International Airport serves as the primary gateway to the region, with regular commercial flights to Johannesburg, Harare, and other regional hubs throughout Southern Africa. The airport with a runway of 2286 feet is also suitable for landing medium and long-rage private jets with full customs clearance facilities.
From Victoria Falls, convenient daily charter flights connect directly to Hwange. The nearest landing strip (also suitable for small private jet access) is located just 10min from the lodge site by game viewer, putting Vlei within easy reach of international travelers. This accessibility is crucial for attracting the high-value guests who form our target market—travelers for whom convenience and seamless logistics are as important as the quality of the wildlife experience itself.

Target Guest Profile
Vlei by 7 Star Lodges will target affluent, eco-conscious couple travelers aged 30-55 from our primary markets of Brazil and the United Kingdom, with secondary focus on the United States, Germany and the Netherlands, as well as large family groups in search of multi-generational bonding. These sophisticated travelers actively seek affordable accommodations that combine genuine environmental commitment with uncompromising luxury—they want to know their travel choices contribute positively to conservation and local communities without sacrificing comfort or service quality. Our guest segments include honeymooners seeking romantic, once-in-a-lifetime experiences; families looking for meaningful multi-generational travel that creates lasting memories; and adventure seekers who value authentic wildlife encounters over manufactured "theme park" experiences, all intermixed with additional activities to delight and inspire.
Honeymooners
Couples seeking private and romantic, exclusive experiences in pristine wilderness settings
Families
Multi-generational groups wanting educational, bonding experiences in nature
Adventure Seekers
Active travelers prioritizing authentic wildlife encounters and conservation
Seasonal patterns in safari tourism are well-established and will inform our operational planning and pricing strategy. Peak season from June through October typically sees occupancy rates exceeding 80% across quality properties, as travelers take advantage of dry-season game viewing when animals congregate around water sources and vegetation is sparse. Off-peak season from November through May averages 50-60% occupancy, though this period offers its own attractions including dramatic storm skies, newborn animals, and lush landscapes—experiences we'll actively market to smooth demand fluctuations and optimize year-round revenue.
Competitive Differentiation
The luxury lodge market in Hwange includes several well-established competitors, each with distinct positioning. Davison's Camp commands rates of approximately US$936 per person per night, while Verney's Camp operates at the higher end with pricing around US$1,190 per person per night, and Deteema Springs offers rates near US$830 per person per night. However, many of these competitors suffer from similar weaknesses that create opportunity for differentiation: opaque pricing that frustrates modern travelers accustomed to transparency; short 3-hour game drives that barely scratch the surface of wildlife viewing opportunities; and cookie-cutter experiences that result in typical stays of just two nights before guests move on.
Vlei by 7 Star Lodges will disrupt this competitive landscape through four key differentiators that address genuine guest pain points while leveraging the proven Oase model:
Transparent Pricing
Rates start at US$715 per person per night (30% increase on our original base) and rise to approximately US$1,209 by Q1 2027, following a clear 15% quarterly progression. No hidden fees, no confusing packages—just honest, straightforward pricing.
Space & Technology
Our generous 100 m² suites feature streaming media, modern connectivity, and contemporary amenities that appeal to tech-savvy travelers without compromising the authentic safari atmosphere.
Diverse Experiences
Extended 8-10 hour game drives, full-day bush walks, cinema nights, telescope stargazing, bush cooking classes, and a multitude of culinary experiences create reasons to stay longer and engage more deeply with the environment.
Proven Service Excellence
We replicate Oase's guest-centric approach with private butlers, flexible scheduling, and bespoke experiences delivered by the management team whose work earned a perfect 5.0 rating from 268 TripAdvisor reviews.

Distribution & Direct Booking Strategy
While many luxury properties remain dependent on traditional African focused safari booking agents and tour operators, we will adopt a hybrid distribution strategy that maximizes visibility while building all important direct guest relationships. Vlei will maintain a presence on major Online Travel Agencies (OTAs) including Booking.com and Expedia, ensuring discoverability among travelers in the early research phases of their journey planning. However, we will strictly maintain rate parity across all channels and simultaneously invest in building a robust direct booking engine and loyalty programme.
Our loyalty programme will offer returning guests a discounts on future stays, incentivizing direct bookings that eliminate OTA commissions and allow us to capture valuable guest data for personalized marketing. This approach acknowledges that today's travelers often discover properties through OTAs but increasingly prefer to book directly when given compelling reasons to do so—particularly when they trust they're receiving the same rates and better perks for their loyalty.

Operational Excellence
Phased Construction Approach
The project will be executed over four carefully planned phases between Q4 2025 and Q3 2026, each building upon the previous phase to create operational capability while managing cash flow and construction risks. This methodical approach draws directly from the Tuckers' experience building Oase, where they personally planned and oversaw every aspect of construction including room layouts, road networks, solar systems, and water infrastructure.
1
Q4 2025: Foundation Phase
Construct six staff rooms, solar generation room, and workshop facility. Budget: US$650,000. This establishes basic infrastructure and allows staff to begin arriving on-site.
2
Q1 2026: Staff Infrastructure
Add six additional staff rooms, laundry facility, storeroom, and staff canteen. Budget: US$650,000. Creates full support infrastructure for operational team.
3
Q2 2026: Guest Facilities
Build two standard suites, one luxury suite, one family suite, administrative office, main lodge and restaurant. Budget: US$650,000. First guest accommodations come online.
4
Q3 2026: Completion & Launch
Complete remaining staff rooms, two standard suites, one luxury suite, one family suite, owners' suite, car park and pool. Budget: US$650,000. Full operational launch July 2026.
Total capital expenditure across all four phases amounts to US$2.6 million, with an additional contingency reserve of 10-15% built in to cover import duties, inflation, and unforeseen cost escalations. This contingency reflects realistic planning based on the Tuckers' prior experience with African construction projects and currency fluctuations.

World-Class Staffing Model
Vlei will employ approximately 46 - 50 staff members to ensure exceptional service levels and operational resilience that matches Oase's proven standards. This comprehensive team will include eight professional safari guides trained in both wildlife behavior and guest safety; twelve dedicated butlers who provide personalized service to each suite; two experienced lodge managers supported by two assistant managers and two night managers for 24/7 operational oversight; two skilled maintenance technicians to ensure infrastructure reliability; twelve housekeepers maintaining impeccable suite presentation; two drivers for airport transfers and supply runs; two guest experience managers who orchestrate activities and ensure satisfaction; and two stock controllers managing inventory and procurement.
Recruitment will prioritize local hiring, supporting our commitment to community development and ensuring staff understand the cultural context and natural environment. All new hires will complete a comprehensive two-week training programme modeled on Oase's successful orientation, focused on hospitality excellence, safety protocols, environmental stewardship, and the 7 Star Lodges philosophy of personalized, flexible service. This investment in human capital is essential—our staff are not merely employees but ambassadors who create the memorable experiences that drive our perfect guest satisfaction ratings.

Infrastructure
Our infrastructure capacity is meticulously engineered, utilizing advanced load modeling and precise consumption projections to not only exceed peak demand but also provide substantial margins for future growth and resilience against extreme weather conditions and other unforeseen circumstances. This forward-thinking approach guarantees unparalleled reliability and operational continuity for our investors.
Energy
Our energy infrastructure pioneers an era of energy autonomy, designed for unparalleled self-sufficiency and unwavering reliability. At its core is a cutting-edge 80 kW photovoltaic (PV) solar array, featuring high-efficiency monocrystalline panels dynamically optimized for maximal sun exposure. This array is seamlessly integrated with an advanced 350 kWh smart lithium-ion battery storage system, engineered for superior energy density, extended cycle life, and ultra-rapid charging capabilities. This intelligent primary system autonomously delivers 100% of the lodge's power requirements, guaranteeing a seamless, uninterrupted electricity supply for all operations, luxury guest accommodations, and critical infrastructure, 24 hours a day. For extreme contingencies such as prolonged cloudy periods or scheduled maintenance, two synchronized, low-emission diesel generators (each rated at 100 kVA) provide fully redundant, automated backup power, capable of seamlessly integrating with the solar-battery system via an intelligent, predictive energy management unit.
The lodge incorporates sophisticated, smart energy efficiency measures, including ambient-responsive LED lighting throughout, IoT-enabled high-efficiency appliances, state-of-the-art climate control systems, and superior insulation, all working in concert to minimize overall consumption and maximize the autonomy of our renewable energy sources. Furthermore, the lodge will deploy a comprehensive, AI-powered electronic monitoring and control system, enabling not just precise real-time measurement but also intelligent, adaptive management and remote control over virtually all energy-consuming devices. This system continuously learns and optimizes energy usage patterns for peak performance and sustainability.
This fully integrated, smart approach not only showcases our unwavering commitment to environmental stewardship and sustainability but also secures a world-class, uninterrupted guest experience, proactively safeguarding operational continuity and investor value through intelligent design and automation.
Water
Our sophisticated, multi-tiered water infrastructure ensures self-sufficiency and minimal environmental impact. Two independent deep boreholes, each yielding up to 5,000 litres/hour from over 100 meters, provide a redundant, resilient supply. This water undergoes comprehensive treatment via a multi-stage Reverse Osmosis (RO) system, including pre-filtration, ultra-fine RO membrane purification, UV sterilization, and re-mineralization, to produce optimal potable water.
Robust storage features six interconnected 10,000-litre tanks, totaling a 60,000-litre reserve. This capacity is strategically allocated for potable water (3-5 days peak supply), indigenous landscaping irrigation, and fire suppression. This calculated storage mitigates risks and ensures uninterrupted supply for all lodge operations.
Committed to a circular water economy, grey water from showers and sinks is meticulously captured and directed to a state-of-the-art biological recycling plant. It undergoes filtration, aeration, and natural microbial purification, then stored in non-potable reserves. This treated grey water efficiently irrigates eco-friendly landscaping and maintains consistent water levels in the adjacent wildlife pan, conserving freshwater and enhancing natural habitat.
Water quality is continuously monitored at every stage via automated sensors and regular laboratory testing, ensuring compliance with international drinking water standards. This comprehensive, technically advanced water management system underscores our dedication to operational excellence, environmental stewardship, and a superior, reliable guest experience, while actively contributing to local ecosystem conservation.
Internet and Network Services
In today's connected world, modern safari lodges must balance the desire for digital disconnection with the need for reliable connectivity. While many guests seek a complete escape from the demands of daily life, we recognize that total disconnection can be challenging, particularly for business owners and those managing time-sensitive opportunities.
Vlei offers the best of both worlds: empowering guests with the choice to seamlessly disconnect. With the simple touch of a button in their suite, guests can instantly switch off Wi-Fi, network access, and television, enabling a truly personalized digital detox experience.
Our lodge network infrastructure ensures robust, high-speed internet access through three state-of-the-art, high-bandwidth Starlink terminals. These provide up to a gigabit of uplink bandwidth, meticulously configured with full Quality of Service (QoS) to deliver an optimal experience for every guest, whether they are conducting an important video conference or enjoying high-definition music streaming.
Internally, each guest suite and shared facility is connected via a 10 Gbps to a resilient 100 Gbps backbone that encircles the entire lodge. This cutting-edge infrastructure seamlessly integrates with a central bank of servers, providing instant access to our comprehensive in-house audio/video services.
Marketing & Revenue Strategy
7 Star Lodges Brand Value
Although the 7 Star Lodges brand is still relatively new, it was intentionally crafted with both symbolic depth and strategic recognition in mind. The brand mark draws its inspiration from the seven stars of the Southern Cross—a constellation deeply tied to the Southern Hemisphere and symbolic of navigation, discovery, and the spirit of adventure.
At the same time, the term “7 Star” carries powerful associations within the global luxury hospitality industry. While not officially part of any formal hotel rating system, it has become synonymous with exceptional exclusivity and ultra-luxury—a standard beyond the traditional five stars. This dual meaning allows the brand to resonate both culturally and aspirationally, grounding it in Africa while aligning it with the world’s most prestigious properties.
Furthermore, the phrase “7 Star” is frequently used in online searches by affluent travelers seeking the world’s most luxurious destinations. This gives the brand a built-in SEO advantage, positioning 7 Star Lodges top-of-mind among those actively looking for extraordinary, once-in-a-lifetime experiences.
Pricing Architecture
Our transparent pricing strategy begins with adult rates of US$715 per person per night at launch, rising by 5-10% each quarter to reach approximately US$1,209 by Q3 2027. This 30% increase over our original base reflects market positioning research and ensures we're competing in the premium segment where quality expectations match our service delivery. Children aged 1-8 years occupying third beds are charged at 35% of the prevailing adult rate, making family travel accessible while acknowledging reduced operational costs. Family suites continue to offer a 20% discount over same occupancy double suites, further incentivizing group and multi-generational bookings.
Brand Positioning
Vlei by 7 Star Lodges will be positioned as the premier choice for discerning travelers seeking modern eco-luxury that doesn't compromise on either environmental commitment or sophisticated comfort. Our brand messaging emphasizes three core pillars: genuine sustainability backed by measurable targets and transparent reporting; privacy and exclusivity with just eight suites ensuring intimate, uncrowded experiences; and family-friendly hospitality that welcomes multi-generational groups without sacrificing the romance and serenity that couples seek. This positioning differentiates us from traditional safari camps that can feel dated or rustic, and from larger lodges where guests can feel like just another booking number.
Visual branding will draw from the natural palette of Hwange—warm earth tones, deep sky blues, and the golden light of African sunsets—while photography and video content will showcase both wildlife drama and guest experiences. Our marketing materials will feature testimonials and reviews from Oase's satisfied guests to leverage social proof and build confidence among prospective visitors who may be unfamiliar with the 7 Star Lodges name but respond to authentic guest voices.

Distribution & Promotional Tactics
Year one will see approximately 40% of bookings flow through OTAs, providing broad visibility during our market entry phase when brand awareness is still building. However, aggressive direct booking incentives and a sophisticated loyalty programme will reduce OTA dependency to just 25% by year three, materially improving margins while building valuable direct customer relationships. Our loyalty programme offers returning guests a 10% discount on future stays plus preferred room selection and complimentary upgrades when available—meaningful benefits that drive repeat bookings.
01
Strategic Partnerships
Forge relationships with Brazil's CVC Corp and UK's Kuoni—major tour operators serving our primary markets—to gain access to their established customer bases and benefit from their destination expertise.
02
Targeted Packages
Develop compelling honeymoon packages emphasizing romance and exclusivity; family deals that demonstrate value for multi-generational groups; and multi-lodge itineraries combining Vlei with Oase to showcase the 7 Star Lodges portfolio.
03
Digital Marketing
Invest in search engine optimization, targeted social media advertising on Instagram and Facebook, influencer partnerships with respected travel and conservation voices, and compelling video content showcasing authentic guest experiences.
04
PR & Content
Secure editorial coverage in premium travel publications like Condé Nast Traveler and Travel + Leisure; participate in sustainable tourism awards; and maintain an active content programme featuring wildlife photography, conservation updates, and behind-the-scenes stories.
Our transparent pricing and strong online presence will differentiate Vlei from competitors still relying on opaque, inquiry-based pricing models that frustrate modern travelers. By meeting customers where they are—researching online, comparing options, reading reviews—we capture bookings that might otherwise flow to better-digitally-enabled competitors, even if those properties offer inferior on-ground experiences.
Sustainability, Conservation & Community Impact
Environmental Commitment
Vlei by 7 Star Lodges aims to achieve net-zero emissions within 12 months of operation through comprehensive sustainability measures that go far beyond standard industry practice. Our 50 kW solar array paired with 350 kWh of battery storage will provide 100% of operational electricity during normal conditions, with backup generators reserved only for extended cloudy periods or maintenance windows. All guest transport will utilize electric golf carts, eliminating fossil fuel use for intra-property movement. Grey water from suites and central facilities will be captured, treated, and recycled for irrigating landscaping and maintaining the pan water levels that attract wildlife to our viewing areas.
Water sourcing from two deep boreholes will undergo reverse osmosis treatment and be stored across six dedicated 10,000-litre tanks for potable use, irrigation and fire suppression, and backup reserves. Comprehensive monitoring systems will track consumption patterns and identify optimization opportunities. Our waste management programme targets 90% waste diversion from landfills through composting of organic waste, recycling of materials, and elimination of single-use plastics throughout the operation.

Timeline to achievement
We will seek independent verification of our environmental performance through Green Key and Fair Trade Tourism certification by Q2 2027, providing third-party validation of our sustainability claims and ensuring we meet rigorous international standards. These certifications also serve as valuable marketing assets, as today's eco-conscious travelers actively seek properties with verified credentials rather than mere greenwashing claims.

Conservation Partnership with ZimParks
Vlei's objectives align perfectly with those of Zimbabwe Parks and Wildlife Management Authority (ZimParks), the governing body responsible for conserving wildlife and promoting sustainable eco-tourism throughout the country's national parks system. Our formal partnership with ZimParks includes multiple initiatives that extend our conservation impact well beyond our 1 km² concession boundaries.
Financial Support
Five percent of annual profits will be contributed to ZimParks' anti-poaching programmes, providing sustainable funding for ranger patrols, equipment, and training that protects Hwange's wildlife from illegal hunting pressure.
Wildlife Monitoring
Our guides will participate in wildlife monitoring initiatives, collecting sightings data, tracking animal movements, and reporting unusual behavior or potential threats to park management.
Guest Education
Environmental education will be integrated throughout the guest experience, with interpretive talks, conservation briefings, and authentic stories about ZimParks' management challenges and successes.
Fire Management
Vlei will station a mobile fire-fighting truck at the lodge for immediate deployment throughout Hwange, and will donate one new fire truck annually to ZimParks with co-branding, building the park's fire-fighting capacity over time.
Training & Capacity
We will provide fire-fighting skills training to ZimParks staff and other lodges within the park, enhancing preparedness and fostering collaboration across the greater Hwange ecosystem.

Managed Social Impact
Vlei by 7 Star Lodges recognizes that our long-term success is inextricably linked to the well-being of the communities and ecosystems around us. To manage and maximize our positive social impact, we commit to comprehensive initiatives that extend far beyond typical corporate social responsibility programmes.
Support Local Agriculture
We will make every effort to purchase food, beverages, and other supplies from local Zimbabwean farmers and producers wherever possible, helping to strengthen rural economies and reduce our carbon footprint from long-distance shipping. Our target is ≥60% local spend by value in year one, rising to ≥75% by year three, excluding specialist imports not available locally.
Education Investment
A portion of annual profits will be donated to Zimbabwe-based hospitality and tourism education programmes, fostering skills development and career pathways for young people in the region. These programmes create a pipeline of qualified hospitality professionals who benefit both Vlei and the broader industry.
Staff Development
We will develop comprehensive staff intake, training, and placement programmes offering internships and apprenticeships that lead to full-time employment at Vlei or other 7 Star properties. Training emphasis on hospitality excellence, environmental stewardship, and leadership skills ensures our team's growth benefits the wider community.

Financial Projections & Investment Returns
Capital Structure
US$3.5 million total investment, 100% equity: 50% funded by Oase operations, 50% from strategic investment partners
Revenue Assumptions
24 adult beds, 14 adults/night at blended ADR starting ~US$910, rising to ~US$1,040, plus 0.6 children/night at 35% of adult rates
Expense Ratio
Operating expenses estimated at approximately 60% of revenue across major categories including staffing, F&B, marketing, and logistics
Three-Year Financial Outlook
Our financial projections are grounded in the proven operational data from Oase, adjusted for Vlei's larger scale, higher capacity, and Zimbabwe's distinct cost structure. These projections assume occupancy ramping from 60% adult occupancy in year one to 75% by year three, with consistent 10% child occupancy; OTA bookings starting at 40% and declining to 25% as direct bookings grow; and all major costs denominated in USD to minimize currency risk. Note that 2026 figures represent a six-month operating year from July through December following our Q3 completion.
Major expense categories include staffing costs of approximately US$400,000 annually reflecting our doubled 46-person headcount; food and beverage at US$200,000 serving high-end cuisine with premium ingredients; fuel and vehicle operation at US$100,000 for game drive vehicles and support transport; concession fees to ZimParks at US$100,000 securing our operational rights; marketing investment at roughly 8% of revenue to build brand awareness and drive bookings; insurance and regulatory compliance at 2-3% of revenue; IT systems and property management software at 1-2%; maintenance reserves at 3-5% to ensure infrastructure reliability; and working capital of US$100,000-150,000 to smooth cash flow timing. A contingency allowance of 10-15% has been built into the capex plan to address import duties, inflation, or unforeseen construction challenges.

Sensitivity Analysis & Risk Management
Conservative financial planning requires stress-testing assumptions under various scenarios. Our sensitivity analysis shows that a ±10 percentage point change in occupancy yields approximately ±US$300,000 change in annual net profit, while a ±10% fluctuation in the USD/ZAR exchange rate affects costs by roughly ±5%. These relatively modest impacts reflect our decision to price in USD and maintain flexible cost structures that can adjust to demand fluctuations.
Under our base case assuming 70% adult and 10% child occupancy, we project revenue of approximately US$3.95 million and net profit of US$1.38 million by 2028. A downside scenario with 60% adult occupancy yields revenue of approximately US$3.51 million and net profit of US$0.97 million—still comfortably cash-flow positive. An upside scenario at 80% adult occupancy projects revenue of US$4.42 million and net profit of US$1.75 million. These projections exclude income taxes, depreciation, and financing costs to provide clear operational performance metrics.

With projected net profits of US$910,000 (2026 half-year), US$1.17 million (2027), and US$1.38 million (2028), we target full investor payback within five years by July 2031, with projected annual returns in the 15-20% range. This return profile reflects the premium that investors rightly demand for African hospitality ventures while remaining attractive compared to alternative investment opportunities. The proven track record at Oase—which achieved similar profitability within three years—provides confidence that these projections are achievable rather than aspirational.
Benefits of Ownership
What Ownership Benefits Could Mean to You
Being part of the Vlei by 7 Star Lodges project offers investors not only attractive financial returns but also a range of exclusive lifestyle privileges.
Equity Participation
Investors receive equity in the lodge, prorated according to the investment package they select. The total equity available to investors represents 46% of the lodge’s ownership. For example, an investor who contributes the full amount for Suite 5 (USD $435,000) would receive 128 shares in the project.
Financial Returns
Investors are projected to earn an estimated 15% per annum return, distributed by way of shareholder dividends. To ensure fairness and transparency, profits generated from lodge operations will be pooled and distributed to investors on a prorated basis according to their shareholding.
Owner Privileges
In addition to financial returns, investors will enjoy priority access to their suites for up to 180 days per calendar year (prorated from the investment date during the first year).
During their stay, investors may choose between two options:
  1. Discounted Stay Option: Pay a 25% discounted nightly rate, with no reduction to their annual cash return.
  1. Lodge Fee Option: Pay a nightly “Lodge Fee” equal to the operating cost of the suite (currently estimated at 50% of the published rate) and receive a proportional reduction in ROI based on the number of nights stayed.
This structure ensures that investor usage is flexible, transparent, and equitable for all shareholders, while maintaining strong alignment between ownership, profitability, and guest experience.
Investors will be invited to experience the lodge grand opening event.
Investment Packages Available
Each suite will feature a secure 1m x 1.5m lockup within the room for investors to store items in between visits, including an electronically monitored safe.
Investment Summary & Next Steps
Compelling Investment Opportunity
Vlei by 7 Star Lodges represents a rare opportunity to invest in a premium African safari lodge led by a management team with a proven track record of operational excellence and financial performance. The project benefits from multiple competitive advantages that significantly reduce execution risk while positioning the property for sustained profitability: a management team that built and operates Oase, which achieved a perfect 5.0/5 TripAdvisor rating and grew revenue from zero to approximately R20 million (~US$1.1 million) within three years; a strategic location in Hwange National Park, Zimbabwe's premier wildlife destination with growing tourist arrivals; comprehensive sustainability infrastructure that achieves net-zero emissions while reducing long-term operating costs; and a differentiated market positioning emphasizing transparency, technology, and diverse experiences that extend guest stays beyond typical two-night bookings.
The financial projections are conservative yet compelling: US$6 million total investment funded 54% by Oase operations and 46% by strategic investors; projected net profits of US$910,000 (2026 half-year), US$1.17 million (2027), and US$1.38 million (2028); full investor payback targeted within five to seven years by July 2031/33; and projected annual returns of 15-20%. Sensitivity analysis demonstrates resilience under various scenarios, with even downside assumptions maintaining comfortable cash-flow positivity.
